The latest piece of the major housing development at Glenmore and Valley Road is going ahead.
The second phase will be a 105-unit condo building, and joins a 166-apartment rental complex that's currently under construction.
Councillor Brad Sieben says this represents a good mix.
"I think it's an interesting site, when you look that the developer's already done a significant amount of purpose-built rental, which we know the community needs," he said.
"But I think it is also important to recognize that we do need some attainable housing, whatever that means these days, but it's something where it gives people options for home ownership."
Plenty of green space between and behind the buildings is a part of the plan, which will also build traffic lights at the Summit and Valley Road intersection.
A minor height variance, from 4.5 to 5 storeys was approved, along with a reduction in required parking stalls, from 142 to 133.
The other planned phases of the site will be an assisted living senior's care home, independent condos for seniors, and 49 townhomes.
Councillor Gail Given says she's also optimistic about those components.
"I'm also quite excited to hear about assisted living and independent living coming to this site, and even greater demands for dementia care as well," she said.
"That really will give a mix of demographics on the site, and keep it very vibrant."
Mayor Colin Basran says his only complaint was that he would have liked to see the condos split between two slimmer buildings.
"I'm presuming here that a lot of it has to do with parking. And I don't necessarily think that parking should determine design. So I actually would have been willing to support a variance; knowing that they were adding car share, knowing that it's close to good transit," he said.
"I actually would have approved the likely variances to two buildings in order to get the extra green space."
At the end of last year, council approved a master development permit for the entire site, which is being split into six different phases of different housing.
